Forced appreciation, looking at all the factors including cash flow, making projections from entry to exit and an actionable plan to achieve results, hedging your bets and actively assessing and managing risk, maintaining multiple profitable exit strategies, tailoring your strategy to best take advantage of current market dynamics ... this is not abnormal means, it is not gambling, it is not bragging, and it is not rocket science ... it is all plain vanilla real estate investing 201 and is sound practice in any market, and these methods tailored properly work in any market regardless of whether it is a so called appreciation market or a so called cash flow market and each and every shade of grey in between.

You can talk about your past experience, track record, team (experience/track record) and how you plan on sourcing past deals (and how you've performed on past deals) - BUT - I would tread cautiously.Your best bet would be to partner with a more experienced person whom you can leverage.

@David RobertsHi David,I added a column for the New Financing situation as you asked:I zeroed out the Financing from the Purchase by making the DP% = 100% so you did not carry a mortgage.I also lowered the CC% to 3% because you no longer had to carry a Mortgage which generally, you will need to have to pay a Mortgage Tax.In the I Column, I added a new Finance Column where in 2020 you received $400k in your pocket.HOWEVER, in 2029, you must then pay it back.
