As to the "IF" in that last statement - check out this thread on Norada Capital where they basically said, "Yeah, things are going so poorly that you aren't getting your money back any time soon" (very paraphrased):https://www.biggerpockets.com/forums/960/topics/1196567-nora...I'm a "own the property yourself" guy.

I would like to know, if you have good success with Property Management teams in Huntsville market as my property in in C area(35810) and like to get a very good team who can find good tenants and handle the property well.Also, if you had general contractors who you had success with as well, as I am looking to do new flooring to this home.

Certainly a big hit means better opportunity because you can buy at a lower basis, but a big hit also takes time to work itself out.

@Dayana Castellon the only marketing that would make sense is marketing Airbnb & VRBO are NOT covering already.Maybe market directly to insurance companies looking for rentals for their clients needing temporary housing while their fire-damaged home is being repaired.Corporate travel departments might be another option.Hospitals with resident doctor programs.The challenge will be doing this marketing efficiently enough to make it worthwhile.

As others have pointed out, buying down rates in this environment is not recommended for a variety of reasons, but mainly, there are still quite a few who believe rates will be lower over the next 1-3 years.
