She had aggressive dogs that were getting out, my daughter spent time at my sister in laws playing with her cousins.I called the lady, informed her I was recording the call (which is not necessary in Texas), and told her I was very concerned with her dogs being aggressive and getting out.I told her that going forward, if the dogs got into my SIL (sister in law)s yard, I was going to instruct her to shoot the dogs, and then I was going to file a civil suit against her for putting children in danger and this would be considered her warning I told her I was a dog lover and had dogs myself, but these two dogs were putting children in danger, and she would be held responsible.

Since you were clear about the condition of the road and no refunds for inability to reach the house, you should stick to the no refund policy.This person booked the house despite the disclaimer and warnings preventing someone with a 4x4 from booking the property.This would be lost revenue due to this person not needing the warnings.
