The only downside is that it is completely an online company and most interaction is done electronically.

I do my screening based on a point system, and they can gain or lose points based on how they interact with us.

It's not like this is Mike off the street,  these are people you see and interact with In a more personal manner as well.  

All this stuff, how to interact with all types of personalities, doesn't come in books. 

My interactions with software engineers leads me to believe this is no different when someone is writing code.   

I have met less than a handful of wholesalers who understands the interaction between RESDL disclosures and "as is" clauses.

I am not talking the book smart or procedures, I am talking the ability to interact properly and mentally handle it.

It's how you carry yourself and how you interact with your clients are more important. 

Since it is a long process and usually requires multiple interactions and visits, I realize I need a good system to track each lead and my interactions with them. 

If so, I would take a look at the regulations around ADUs - although I'm not super familiar with them, I know there are some fairly strict laws around this after interacting with a client who was going down this route too.
