If the opportunity to execute a Subject To deal comes, could anyone bring up potential issues if say, a family member takes over their estate through power of attorney or if the seller passes on?

If someone walks into a store, attempts to buy something with his American Express card, and the transaction is declined, are free markets being infringed because Amex won't extend credit on the transaction?

Most buyers would rather finance 5k into the note and pay an extra $25....and most would have to borrow/charge a 5k remodel even if they got 5k off the list price.Scott Burns wrote a column a few years back and stated that a huge percentage of Americans would be hard pressed to come up with 5k in short notice.  

Revenue Ruling 55-540, 4.01 states, in relevant part, “Whether an agreement, which in form is a lease, is in substance a conditional sales contract depends upon the intent of the parties as evidenced by the provisions of the agreement, read in the light of the facts and circumstances existing at the time the agreement was executed.”To determine whether an arrangement is a lease-option or a sale, the IRS examines all of the facts and circumstances surrounding the transaction.

Maybe I've watched too many episodes of American Greed on CNBC, but rate aside, I'd be worried about the promise that you can take your money out with short notice. 

With that, here I am.I know next to nothing about REI, but I have always had an interest in RE since I was young and I actually used to want to just work at Home Depot just to be around it all, so I have no doubt that this will be fun an rewarding in the long haul.I cannot wait to look back at 2015 and see how I have grown over 3, 5, or even 10 years after making this executive decision.All that being said, I love just reading and listening to all I can right now and it is a blast filling my notebook with all the information I am finding here in the community and that is really my primary focus for the foreseeable future.
