You have to buy cleaning supplies, consumable supplies (i.e toilet paper, coffee), pay a cleaner, pay for software to run your hosting operations, do more maintenance to keep the unit turnkey, etc. 

All of this new knowledge that I really want to apply to a host of commercial RE opportunities to ensure I GOT it.

Just FYI for your sister's friend, there is also an advanced CGC test, although, it seems more difficult to find that event hosted.

I close in about 1 month and was hoping to network with some current Airbnb/VRBO hosts in the Boston area and learn what has worked for them. 

A lot of host only open their calendars 3-6mo in advance as to make sure they are getting top dollar for their property (statistically, most guest only book around 2-3mo in advance or less).
