One of the roofs I replaced had a lot of damage and had 22 sheets that needed to be replaced. 2 free sheets, then 20 extra at $40 a sheet cost me an extra $800 on top of the normal roof replacement.

If it was me I would do a cashout refinance to free up the line of credit and get back some of your cash invested and then rent it to a long term tenant and wait it out .

I understand tenants will be paying it down but being totally debt free for 2 years now it just concerns me getting into a large amount of debt.
