On a recent visit back to Dublin, I started to look more at the rules on airbnb in the Dublin area.

Anyone have a assignment contract template of sorts that will work in the state of Nebraska or any state legal use?

I am working on getting my brokers license in the mean time.

The client is in the early planning stages, hiring an architect now.

Do I need to own the property in full in  order to do this? 

For the following information I give full credit to Jimmy Napier, the most creative real estate mind I ever met.

Meaning that the property must be free and clear.

But we won’t qualify for a primary residence refi anymore, and I’ll need more equity to refinance as an investment property.Future investment goals: I want to own rental properties in the future, but I’m not sure if holding on to this one (which we already have) is the right move, or if it makes more sense to sell and build up savings for a better investment down the line.I’d really appreciate any advice on what I might be overlooking here.

Does the landlord take care of them, or do you as the tenant take care of them?
