@Thomas S. this is not about m-2-m lease but about relationship with Tenants.I use 2-year lease and always get new Tenants before the old one is moving.However, if it's October to March moving, I need to decrease the rent to get well qualified tenant to replace.

If you aren't using the 2-T, and you had an attorney draft a P & S for you, why not just edit it so it speaks to the contract being assignable?

If you really shot the moon then you ended up with Washington Local schools but I suspect that isn't the case.What is the condition of this house...I own three 3/1 bedroom houses on the sh*t end of Burnham in the 3900 block and those are rented in the low $700's per month to Section 8.

The historic main streets are filled with restaurants, outdoor cafes, shops, galleries, and other pedestrian friendly locations, mostly brick roads with pretty elevation changes.
