Could that thinking be valid?

Has anyone ever used a home warranty service to cover the small issues with appliances & such throughout the year?

I'm a long-distance investor (my wife and I own property that we've never seen) and own a transaction coordination business so I've seen even more deals.Greg made a good comment in that the average BP member knows more about validating if a property is a good deal or not from a numerical perspective.However, the agents I've hired and the agents I work with who build great investor businesses focus on adding value that you can only get on the ground.For example, I want to know more about the property that I could ever learn about online. 

And reading up on the Limited Warranty Deed that is given, this doesn't clear me from any liens.

While most tenants are current their fear of a waive of evictions is valid and once they start I think there are going to be some smaller landlord’s especially with sfh’s getting them out rehabbing and selling while the market is hot assuming it still is.  

Landlord due diligence should include verification of identity (copy of a valid, unexpired Federal or state government photo identification), criminal records search, credit report, prior employment history, State licensing agency, if any, search, the Better Business Bureau, Internet and social media search, and trade references.In my State only licensed Real Estate Brokers may act as property managers.

We warranty deeded the property back into our names as joint tenants with right of survivorship to get a lower rate. 

The builder (Lennar) helped with the plumbing and claimed that there were no construction debris issues and it was the residence' fault which is not under warranty.
