How often is everyone getting their grass cut in the warm and cold months? 

I am trying to bring in "warm leads" directly from motivated sellers.

And yes, on a warm day you do indeed get a pretty strong smell of weed as you drive by on Interstate 70.

One of the best drain opening/maintenance techniques I've used in multiple old homes is by pouring 1/2 a gallon of white vinegar down the drain, letting it sit for a few hours and then run warm water through the pipes as a rinse.  

Attic insulation does not serve either purpose and therefor is only to achieve a warm and fuzzy owner feel.

You still have running water (which is, generally, crucial, for obvious reasons), it's just not warm.

The funds also stay in the family vs. an external lender and that makes me feel warm and fuzzy :-)Thanks for the suggestion on gifting to get the deal done.

I must admit that that information set the warm fuzzies ablaze as finding tenants would be one less thing to worry about for my first investment property.
