Maybe they would like to add an asset in your area and their expertise would reduce admin costs and bring it closer to your cash flow.

You need your own core resources who have expertise that you don't (or at least at the same level) who will have your interest in advising you.

Check with a cpa that is knowledgeable with real estate expertise to fully understand all the tax advantages.  

The Division will be managed by driven individuals that share the vision of the ownership and have the expertise, experience and interest in the particular line of work.

STR can be very lucrative especially in vacation or resort areas but they are out of my area of expertise so I won't even try to offer advice there.

I agree that partnering on deals, particularly in new markets can be a great way to bring in local expertise while also potentially limiting your risk, but I am just not clear what the play is with your couple posts.
