If possible, I would skip the temporary service and have a new service installed as the very first item and then just use temporary leads from that until I was ready to start roughing in the rest of the electric.

I'm totally fine with honoring the $125 I originally sent them, though.Hired a carpet cleaning service to clean the carpets ($100)Got an actual invoice from the HOA regarding the cost to replace the garage remote and building key ($50 & $100, respectively)I split the cleaning/repairs between them @ $137.50 and added $150 to the tenant who had new keys and garage remotes.Within 21 days after the lease ended I mailed them both their refunds and itemized list of deductions via certified mail.

For my units, I do all the repairs/issues myself (except for yardwork).I would say my older duplex I spend about 75-50hrs a year, but that is all maintance (everything from minor fixed to large items like roofing).

I tell my new tenants that nothing is to be flushed down the toilet that hasn't been eaten first - except toilet paper :)The lease is actually worded somewhat differently, but I do put a list of items that other tenants have flushed.
