I have a unique tenant situation, to say the lease (pun intended).

In the Greater Margins system i spend all day searching out properties that have feature like your describing hidden in the descriptions. 

If someone wants to pay with cash/money order or check they will pay $25-50 extra in rent to do so.Best selling feature to get tenants to pay online through PM software is to charge more if they want to pay any other way.  

They offer a guarantee that you get your money back if they are not able to get you at least $50k, which I believe is unique for most firms like them.How they are able to do this is that they have a database of thousands of applications to hundreds of banks so they know what will get approved and what will not get approved from a credit, income and other factors perspective.

It's a unique asset, so it's difficult to provide valuable feedback with limited details.

If you have a unique fireplace mantle detail, leave it out - the city doesn't need to see that one.I hope there are some other architects & designers who can add to this list!

That's my personal opinion and everyone's goals and circumstances are unique, wanted to share mine.
