I don't think you'll find anything in SoCal where $10K will get you started and if you want to look out of state you have to factor in travel costs in addition to the normal closing costs.  

I now believe it is my passion, (well, that and traveling) and purpose, and what I'm meant to do in life.

Guardian will even let us know if bills are unpaid or if there is unusual water usage based on each units history which could either signify a leak or additional people have moved into the unit without permission.I don't know if they travel outside of the state of Ohio, but you might want to contact them.

I've decided to travel out there a couple times in the next couple of months to add a couple more properties to my personal portfolio before moving the business forward.
