Also, having good systems in place to manage your property and deliver a great customer experience can put you on a fast track to success. 

If all my people and resources are in one place, I don't need to track time across properties, I don't need detailed tracking to ensure the repair costs are allocated to the correct property, and I don't need all the other complexities of managing a multi-location portfolio.  

They underwrite the properties like a commercial deal (based on the pro-forma cap rate, even though its just a single family house).The appraised values in these neighborhoods I'm tracking are creeping up as these transactions close and create more recorded comps.

I don't think they're on track completing it for closing so/but they offer escrow.

You're already on the right track by securing employment and your strategy of buying by 20 is realistic if you stay with your current employer.

Many are beginners or amateurs that can't close on the deals they are getting under contract.Make sure a wholesaler has a good track record with other investors in the area and has a good reputation with the closing attorney/title company they use.
