Louis area is super local and when I say that, I mean there can be falling down crack houses 5 blocks from $400k+ historical rehabs so when you run comps online, if you don't know where those dividing lines are, you can get into trouble.

I painted the whole house myself, changed all knobs locks, hung blinds, did everything with the exception of installing a bathroom vanity top that was cracked (How in the heck you crack a vanity top??)

It could be something serious, but if you do thorough due diligence, you should be able to catch any such problems (here's my 5000 word guide if you're interested: https://www.biggerpockets.com/renewsblog/due-dilig...)But sometimes good deals just fall through the cracks, especially on properties that have sat on the market for a long time.
