you are too much into thr deal and your not a real estate agent which is very illegali am a property locator i specialize in wholesale contract properties for home flippers or for estate agent that want to invest with an intent to hold for rental propertiesi simply use wat my investors want specifically in a contract and property  i communicate with the owner or contract holder and try my best to let them know hey this is what a potential buyer wants their contract to look like and so forthif they agree then i step out and give them conract information to my flipper or invester and that's it i am done with the  transaction.my investers pay me for the information of a potential property for them before they even see the property or get any information about the property..

I inherited my Grandmother's house earlier this year in the small town of Urania, located in Louisiana. 

The property is not cash flowing it merely breaks even every month, that is the situation up here, it is in a terrific location here which will appreciate in value over time (the average single family home prices here are around 750k).

Is anyone using this strategy and able to locate willing property owners?

I'm trying to locate more wholesalers in the area but nothing yet. 

If well located and well managed  this building will be easy to keep full and it will be very profitable. 

Location-wise is quite good too.

You can end the LLC when you move out of an area and then start another LLC in the new location

Our first property is a flip until we are able to get a multi family in our ideal location.
