@Sang Nguyen I would recommend speaking with a Mortgage Broker - they do business with my many banks and different lenders and have access to the best mortgage products and rates on the market.

You might find lower rates with other types of loan products, but commercial portfolio mortgages seem to be readily available and a common loan product to use. 

Dan I think PPSF won't work here, as you have two different product types (3-fam & SFH).

@Brittney Butler for a property that size I would build relationships with local community savings and loans banks, in the area you plan to invest, that specialize in financing this type of product.

I suppose glue-down vinyl plank would not be an option, but I'm not sold on the glue-down products anyway.
