If you property is in Detroit you setup a landlord account with the water company and any tenant that comes in opens a account in their name and follows them in your case it will be you and then a tax lien on the property they will get their money either way.

So I was happy he provided me with an opportunity to buy the property without him going to a list of an internal list of preferred buyers which would have counted against me as a first time investor.I signed the purchase agreement then ordered an inspection report so I could perform extra due diligence as an investor.

As it is we both have a strong desire to buy a SFH for ourselves but currently house hacking is a better solution because that other rent is paying our taxes and water and sewer bills and for some mid range priced renovations to the property.
