If it's as it's represented, then, by all means, get it under contract, remove it from the market, and take your sweet old time deciding with no pressure from other prospective buyers looking over your shoulder.The seller may be motivated as you say.  

I am fairly new to real estate investing but have been reading book after book and believe rental real estate is my sweet spot.

I would at the same time rent out rooms so, now I have an investment asset, sweet equity and living cheaply!
