If you switch to month to month (ie wait until April to do the renewal), I'm not sure they'd be willing to switch back to a lease.

Just make sure to build a solid team with a great realtor, tax pros, and all the right resources.Having started in Columbus and grown up in Cleveland, I can say Ohio is a great place you should consider.

I would spend some more time on building capital so you can make sure you have money for reserves if things go wrong. 

Make sure your state doesnt have such laws.

I might choose the most pressing repairs and make sure you have that set aside.
