I'm sure like any place there are folks using it strictly as a lead generating process.

In Illinois, the EPA requirements are strict and the penalty even worse for not following their instruction on safe handling.

Some people have a strict budget and its hard but for 190K I'm not complaining and neither are my clients. :)

It had never been used (still had the drain pipe curled up with the paperwork inside the washer) and I'm guessing the dent took place during the first delivery.The "downside" was that Lowes would not do deliveries on these type of sales; they were strictly "pick up and haul yourself" (remember that if you're looking at one of those huge double door refrigerators) but I drive a little pickup and Lowes folks did load the washer onto my vehicle for me.Normally I just buy the new appliances (because they are ALWAYS on sale at Lowes/Home Depot and I use 10 percent off coupons I purchase through ebay to help lower the prices more) but this was quite a deal on a washer to put in one of our higher end rental houses.Gail 

Are the regulations too strict/prices too high?

Lien laws are State specific, read your statutes....they detail strict procedures to file a legitimate lien, and penalties for filing false liens.  

At present, Condo B is clearly a better buy, going strictly by the numbers.

@David Soest Just to clarify, those that are disabled, are not strictly limited to people in wheelchairs. 

I don't care if they smoke 1 or 20, the point is to know they are smokers, then at the end of the pre screen, inform them our properties are strictly non smoking inside and out, and we can not proceed with a showing. 

Wait... aren't FHA loans pretty strict about property condition and better yet isn't it captured in the appraisal?
