I don't see that there should be any disclosure requirements for someone who isn't licensed since the rules for that are specific to licensees.

I would rather have my unit empty for a month then rush someone in and have a bad tenant for 12 months.  

Renting from someone else during the term of the contract would have cost us at least $10,000.

Just make sure he’s someone you like and are comfortable with.

I've met partners, lenders, contractors, essentially my team and its been incredibly valuable.I also recommend finding someone in your market doing what you want to be doing at a larger scale and figuring out a way that you can provide them value.

I'm not sure eggs would tip someone over the edge to stay at your place over a similar place.

Can someone please recommend me a good insurance company that covers lost rental income preferably in Florida.I would really like to know how you guys survived the Pandemic since there were Lockdowns and many people lost their Jobs and thus could not pay rent.I know many well established companies that did not survive it.There are speculations that we could go back to those dark days, and it could lead to loss of rental income.

Never have I ever heard of this mortgage credit score or someone else being stopped from getting a loan for a multi-unit due to this issue.

You're always going to need a place to live so i'd rather pay rent to myself then someone else.
