That I thought was a Detroit phenomenon.I thought there were zero dollar houses there from the original post, but looked it up and found a $5,000 floor with a required punch list of expensive fix ups.If you guys had zero dollar homes just due to bad neighborhood conditions, I thought why not buy some (as experts in buying), and give them to the homeless in the area because sleeping outside in the snow must be dreadfully cold (assuming they would not know how to buy them, even for zero down for whatever reason).Then I discovered the expensive fix ups they required--and that kind of threw a monkey wrench into that theory.It gets pretty cold in your neck of the woods, and removing Hobo's from an area should pop its desirability up a little--seemed like a win win (at first glance).Just my 2 cents.

If I feel like I need to extend grace in a situation then I do that and I sleep well at night. 90% of the time it works out just fine.

There more ways that one to skin a cat  That is the response one of the property managers had in Columbus, Ohio"good evening everyoneim sure many of you have heard the news of what the cdc is doing. attached is what i have been given from our attorney. for now in his and my opinion nothing has changed. we can still do evictions /serve 3 days etc..what this is basically doing is giving a tenant the right to show proof that they are being affected by covid...loss of job/sic/cut hours etc. which would make them be homeless. however, they have to show that burden. you can read thru these docs to see more of what they have to do. our opinion is many of these tenants wont even know about this stuff with the cdc nor will they know what the qualifications are in not being able to be evicted. they will actually have to stand before the judge and show proof of the list of items that they have done all of them. we feel that just getting them to court will open up the doors for them to get their rent paid anyways which is what we have been doing. however, lets say they pass the smell test in front of the judge, the worst-case scenario is they get a stay which we would not be able to evict them until at least jan 1 2021. it wont excuse them from paying the rent but we just couldnt kick them out. this does not interfere with the current evictions that we have going on either. for now, dont panic it is my firm belief that nothing is changing in my day to day in the way that i am handling the 3 days/evictions. i am going to let the judge be the judge of these issues and just go from there. hope this lets everyone get a good night sleep tonight. i dont think this is anything like back in march.have a good evening and just like last time if i get any addtl news i will share with the group.thx everyone."

The right answer for you is the one that you can sleep with at night, even if that means taking a measured risk of an eviction in the future.
