Some settling of a property is to be expected but if it significant enough to be causing issues such as slanted floors, door openings not being square, windows that won't open, etc.

For multifamily investments, using the LLC name is typically sufficient for legal and banking purposes, as advised by your CPA and banker.A DBA may be useful if you want a separate brand or manage multiple properties under different names, but it’s not required for most investors.

My wife and I purchased our first rental property here in Maui in June of 2023 to use as an STR as it was a consistent market, numbers worked, and we live 5 minutes away from the property so self-managing made sense!
