Given the price point and my neighborhood criteria, I am sure there are some areas I should definitely go look and others I can definitely skip.

Probably the biggest issue I have with REI Blackbook is that the CRM just doesn’t really fit what we are doing currently (D4D/Skip/Cold Call/Text/Email/Direct Mail usually in that order).

You could certainly start smaller and work your way up...but if you're going to end up there eventually, why not skip all that and GO BIG.

A wise attorney told me to avoid pursuing money owed; people that skip out have no assets and nothing to lose. 

Between all of this and repairs I'll be need to make, I think I'm going to have to skip this one

I’d skip big bear as an investment  for all of the reasons you said.
