Hey @Anthony L Amos Jr - You can send him a message on FB I would just keep it simple with an introduction and asking the question if they are interested in selling with a way to contact you.The problem is FB has a message filter for anyone that isn't a friend so they may not see the message.Creating a business page is free, quick and easy - you could also sent a message from the business page so it will look more professional than just your personal profile. 

This is not a simple task. 

This deal looks good on paper.

But like all things real estate and real estate paper wise I suspect its very state specific.. 

Will I need to go to an attorney to have them draw up papers that outline the agreed upon loan terms?  

Remember that when it comes to commercial leases, triple net leases are pretty common and they're a relatively simple way to deal with CAM/tax/maintenance/improvement expenses so that it doesn't come out of your pocket.

Simple 3 bed, 2 bath, single story, 2 car garage, 1250-1750 sq.ft. for 150K or below.

I would like to still have a few hard assets with paper titles.
