How do you format a Facebook message to a potential lead?

I believe I found the owner of a distressed property on Facebook. I would like to send the possible owner a message but don't want to come off stalker-ish. Has anyone SUCCESSFULLY done this before? What did you say? Furthermore, my Facebook page isn't a business or professional one. Should I create a business page 1st?
