There is risk of two mortgages but with proper margins it's doable.The other way is to put the first house up for sale and shop for the second property.

we basically are all over them if we hear about a noise complaint , and tell them if we get a call at 2:00am ( we never do ) we will be calling all their parents as well , so they can be awakened as well :) we make them sign an adendum that says they are a " family " they all eat , shop, share bills, .... together as a family . so far so good .

Just spent lots of time reading the various magazines (Architectural Digest is a great one - it has almost nothing to do with architecture and is all design and interior decorating), ordering books from Amazon, spending hours walking the isles at the tile/flooring shops, checking out other websites like pintrest, houzz, wayfair, etc.

Dispose of any rags or sponges used to clean the mold in a sealed bag;11.TO REPORT TO LANDLORD IN WRITING AND VERBALLY THE PRESENCE OF ANY MOLD GROWTH on surfaces inside the Premises;12.To allow landlord immediate entry to the Premises to inspect and make necessary repairs in the event mold or water intrusion is present;13.To use all reasonable care to close all windows and other openings in the Premises to prevent outdoor water from penetrating into the interior unit;14.To clean and dry any visible condensation/moisture on windows and window tracks, walls and other surfaces, including personal property as soon as reasonably possible.
