My biggest piece of advise is to take it show and do Babysteps!!

I will offer one piece of advice.

When you sell a piece of investment property you will recognize a gain and incur tax on the profits unless you use a 1031 exchange.  

Looking at properties, working through what to do with a piece of property, overseeing the construction.

If you spend some time thinking about your goals, it will help alot as a filter for whatever pieces and strategy are relevant to you.

We reused the same molding -- I painted the pieces, he reinstalled them. 

I've read a few posts, blogs, books, and listened to a few podcasts here on biggerpockets along with a few books on investing.My plan as of now is to buy a piece of property every station I get assigned to and use it as rental property when I leave that said duty station.

Your advertisement, yard signage, presentation of property and your tone is a puzzle piece working together smoking out the losers and filtering the best applicant down into you property.Frank
