One option I am trying to decide on is whether or not I should purchase the house myself as an investment property with the intention of either renting it out or fixing it up and selling it.  

If you don't have reserves then you can be forced to sell the property to cover the costs.Managing out of state is not as tough as you think.

I forget the name for it but it's when the owner sells the property to you directly and they basically become the "bank".

The 2 properties are rehabbed and my contact is selling them for 110K each.   

He and his siblings are looking to sell.

I know there has to be a rational explanation for why someone would sell their apartments.

projects we looked at were in Oregon and if your doing actual MH and your doing a larger project like 100 to 200 units it can take a few years to many years to fill them  and you usually need a mH dealer on site to sell them  etc etc.

HD sells everything you need.

There are quite a few of Sell By Owners listed which would be a value add play there.
