There are still properties that are cashflow positive or close to it in the Austin suburbs of Round Rock, Del Valle, Cedar Park, etc.People told me I missed the boat when I bought my first duplex in 2013-14.

For vacancy, capex, repairs, etc. you can usually take an educated guess based on the age of the property, when big ticket items were last replaced, etc.
