With COVID we have been on the high occupancy front as people want to get away.

Can use it as a vacation get-away along with it being a vacation rental that cash flows.

With everything online, you can collect payments via Cozy, setup a tenant support ticketing and telephone support system for 10 bucks a month and use Yelp, Thumbtack, Home Advisor to find pros to fix things that break.

Most of them are here to get away from it all.

Tenants tend to stick and keep up with their rents because it's hard to find somewhere else to go and there are so many great advantages to the San Diego area like major employers, great year round weather and tons of recreation.

(Our property in The Poconos PA has been doing quite well given its accessibility to NYC/Philadelphia and its year-round seasonality).What kind of properties are typical for the area?

i.e. structure and other big ticket items. 

I think I can get away paying far less than $50,  but a good point of reference none the less.

I read Brandon Turner's book on Managing Rental Properities and used all the BP advice on tenant screening - and it landed me amazing tenants in this first go round.
