There are still properties that are cashflow positive or close to it in the Austin suburbs of Round Rock, Del Valle, Cedar Park, etc.People told me I missed the boat when I bought my first duplex in 2013-14.

For vacancy, capex, repairs, etc. you can usually take an educated guess based on the age of the property, when big ticket items were last replaced, etc.

I would think that the "sleeps 23" house is simply too big for today's vacationers, who are trying to have a little getaway without exposing themselves to more germs.   

It taught me basically to become extremely well rounded in what I could do and more importantly that I can do anything if only faced with the necessity.

Higher real estate prices are just a reflection of a booming economy, not the other way round.

That was definitely a deal breaker in the past but tech enabled services have made it something that you can use a cleaning service and get away with maybe 10-20%.

Can you round up enough funds (borrow, HELOC on your primary home, etc) to offer cash?
