But if you are in a big city with some incredible appreciation numbers....where it feels like people sometimes are playing with monopoly money...houses have appreciated by incredible amounts -- so much so that the CapEx piece of the equation is almost a rounding error.

Less money spent on supplies, less wear and tear on your place, less money spent on utilities, fewer guest headaches, etc.Bottom line: there’s a LOT of puzzle pieces you have to get right to make this work really well, but once you master it, it can be very rewardingI preferred to invest in the year-round high revenue parts of the US where you can earn a lot of money year-round.

Ultimately being an agent was not for me due to one simple fact - I still had a boss (the seller and/or buyer).With that being said I enjoy having my license so I would not change that, I strongly believe that you must obtain it to be a well rounded real estate professional.
