A large deck would need to have vinyl decking replace.

I would recommend insulating the property and looking at replacement windows if they have not been updated.

Specifically it needs some old wooden windows replaced with energy efficient ones, an HVAC overhaul, and gutters added.

Have also had a few window replacements.

But with old homes, unless they did a relining or replacement though, expect the pipes to be old.

You have multiple old furnaces that need replaced.  

Every once in awhile you may have to replace the roof or heater. 

So often they break within 1-2 years and my cost to replace and install a new appliance is much higher than it would have been if I installed a new mid-tier option to begin with.
