It also depends on how bad their credit is and WHY.Verified income, job stability, rental history....WAY WAY more important than credit score alone. 

So that means the rental income should be enough to cover the mortgage payment

During the term period, do i take over mortgage payments and pay the seller a rental fee/rental premium from the cash flow?
