Ask the seller to pay for the repair or lower the sale price or pay for closing...remind them that if they pay for closing they get a tax credit.

When I noticed I was still receiving bills for the trash and sewer service in my name (the service is provided by the city), I kindly reminded him to change the service into his name and take care of the bill.

I probably wouldn't do the gift card thing but if they were good tenants throughout the term of the lease, well then when it cam time to raise rents I would either leave their rent as is or slightly increase it while also reminding them that you really appreciate them as tenants and this is your way of showing gratitude.

I guess this is a good reminder for all of us - tenant turnover or once per year check the ac drain line for clogs.
