I would raise the only tenants who i think qualify as good tenants up 50 bucks to 475 for their one bedroom and clean everyone else out and re-rent it at a more appropriate rate.

Even if you are able to do some unit upgrades, if the tenants aren't quality they could end up ruining the interior rehab shortly after completed.

B and higher assets didn't cf enough so weren't on my radar.12 or so years later, I won't pass up a good cf deal, but can 'rationalize' purchasing higher quality assets with shorter mortgage terms for the equity capture and eventual high IRR.
