The safest thing is to give your notice to vacate or surrender possession, wait out any time periods (six months for tax certificate, none for tax deed) and then file your ejectment lawsuit.

If you pick up property with tenants you'll have to obey their current lease or at earliest ask them to leave giving 2 months notice to vacate.

Them being off the hook for the rent for the remainder of the lease term once you fill it should make them very cooperative for showings while they live there and when they vacate the unit should be left in good condition because the sooner it is leased the sooner they have no more obligation to the property.
