In reality you are unlikely to get money from them unless you go to court but be firm in your position on what they owe and you may get something.

Do not cut any corners to make something (like an estimate) look good on paper but not in real life.Always remember to do the math analysis and try to look at prospective properties before you make an offer or at least have a clause in the purchase contract that allows you some upfront time (usually 10 or 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.Find/Hire a Team of local and experienced professionals to help you get things done.

They may be better in the future but with summer, if things are off, give notice so new tenants can be in by September.Month to month is the beauty, you have control and start fresh with giving current tenant your terms and be firm from the start.

We just put a beautiful house in Garden Grove on the market on Friday and today received an offer from a local buying agent with a well known firm that he would like to hold open houses for us Friday, Saturday and Sunday this weekend in order to get a buyer and earn the 2.5% commission we're offering and that on top of that he will throw us an extra $500 for allowing him to do this.
