We purchased an 81 unit in EAST Clev, about 7 years ago, well we are being offered tripled what we paid, on top of the more then 25% net per year. 

They make their own rules and can/do make exceptions.They are Private Lenders and don't have to abide by the same "Rules" as Traditional Lenders offering Federally Insured Loans.Just curious, do you charge Beginner Investors you find on BP for your consulting services (The 203k Way)?

You can do better than both of those options you just need to check out more programs for investors. 

I’m thinking of offering an option to buy in the lease maybe after three or five years with no money down and the sale price would be the low end of the Zillow estimate. 

It was listed at $55k and my $50k offer was snatched up by HUD as quick as we wrote it.
