The one thing I would look into is whether or not Delaware considers a transfer from LLC to individual to be a transfer of ownership to trigger the transfer tax in some states it does...in others it does not.

If you really want to help out, tell them getting good grades in High School and applying for grants and scholarships will be the easiest thing they'll do there entire lives, if they're not motivated enough to do that, maybe college isn't a good option for them now, or start with a Community College.

Reviving this thread - have called our lenders in DFW area and not a product being offered.

So if they enter into the 1031 as an individual, they need to purchase the new property as an individual as well.
