Of course they have no issue with selling the liens and collecting money from investors, they also have no issues with charging a premium that is non refundable and the county keeping the money.  

One could either use the first option to earn more money or counterbalance housing expenses with it.

Reach out to a lender who can do Hard Money/Private Money (I can do this if you are having issues finding someone you trust).

I don’t have the money to hire an attorney.

A security camera system outside can make you money by allowing you to charge for pets, prove someone was the party who did the damage, more people than on the lease.

Find out what his immediate cash needs are and see if you can take it over Sub 2 or see if he would be willing to seller finance a portion if not all of your put of pocket so you can get into the deal with no money down.

There is no need to create an LLC right away; save your money and invest in yourself!

IMO, FSBO websites are a waste of money.
