These are 1-year, interest-only loans where the lender will finance 80-90% of the purchase price plus 100% of the rehab funds.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I'm focused on coverage not pricing though.
