Since there's so much competition for A class rentals, I'm wondering if it's affecting SFR rentals as well.In regard to building a fourplex, I have done some very preliminary analysis on building new 5 unit apartments, but I'm missing pieces of the analysis.  

Those figures will necessarily increase if you hold the buildings.That you can pull close to $4k in rents per month is just shocking to me.

So do this: call your local title company or title rep, ask them to issue a Preliminary Title Report and ask them to include backup documents.

Considering the temperature for the month, I was actually shocked it wasn't much worse.Still, its always tough when a tenant says they have no heat and its zero degrees out.

Lowes and depot do it but check with some of your other company if you are doing large purchase. you can fax the bid over to your local lumber yards and be shocked on what they can save you .

I am just shocked that people would do this.  

If no one is calling you're priced too high, if your phone won't stop ringing you may be priced too low...it's impressive you found something that cash flows at all in the twin cities, I'm shocked by how expensive everything has gotten there
