It’s not about properties it’s about sellers.That being said you can purchase lists with different motivations like absentee owners, 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, evictions, probate, divorce, etc. and mail or cold call.Other methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, put out bandit signs, billboards, newspapers, other offline publications.You can use pay per click/adwords, motivated seller website with SEO, facebook, Linkedin, Youtube, and other forms of online and social media marketing.

With that being said, these are some of the only areas around the university that have not seen the overinflation of the purchase price pre-rehab.What about Temple, specifically, do you feel meshes with your investing strategy?

What you are attempting to do is research heirs who may or may not have an interest in an estate that may or may not have property and no guarantee of any substantive equity.These would potentially be pre-probate deals. 

And if you've gone through the pre-qualification process on a loan (specific to a property) then the bank probably has an insurance broker that can get you a very close estimate really quickly.  

Something I knew but nonetheless seemed to have buried deep in the recesses of my mind...but I called a bank today about getting pre-qualified on a mortgage for a new primary residence.

"Little Naples" is a delight, but you'll not find bargains there unless they're in pre-forclosure.

When I did som basic calculation and what I found out was that the returns on the Pre-tax money was higher than the post-tax money, even after paying the tax.
