Usually where someone passes by things like registration requirements they are also bypassing other matters, like usury laws, collection practices, predatory lending issues.

Its just strong practice to "Pay yourself" and account for all costs....even if not fully realized. 

This can be fixed (over time) with practice, and I can't stress this enough.

I am looking into turnkey companies too, it's horrible ROI where I live and  also since it all be my first Real Estate purchase I want to start with something not very expensive and learn on it ...it all comes with practice, right :) I have a question.

Real Estate is a practical experience operation, not a theoretical exercise.
