I have a rental property in Emmaus, PA (near Allentown), and I paid a plumber to remove the tank as part of converting the system to natural gas.

Further, they have developed rather sophisticated systems for marketing allowing them to generate leads of potential sellers fitting a particular profile.

It's a messed up system, tenants want their rent to stay really low, so they don't report problems, and always pay on time.. landlord is happy because not costing extra.. meanwhile the house goes downhill, and the next buyer is the one dealing with the issues fixing years of problems.. and then you raise rent, and the tenants hate you as the new big bad landlord who is greedy! 

I want to document these options so I can better systemize my investors process long term.As always any feedback is greatly appreciated!

It's clear the basement floods as a basement waterproofing company installed a full system in 2016.

Do your due diligence now and get that system inspected.

In 2017 and again in 2019 our corporate offices were evacuated for extended periods due to the wildfires in northern California, which allowed us to fully battle-test our systems.

I have my system and I stick to it.  

Landlord pays for gas/electric for ththe heating system and pays water.I'll add closing costs, but my main concern is cash flow.

The spring I was looking for a system to implement and dig into it a little more tangibly - has anyone experimented with either system or course and had a good or bad experience?
