They put maybe 50% on tenant and 50% on borrower for medium size companies and 80% on borrower and 20% on tenant for the smaller companies or one off mom and pop types.

I’m hoping as spring rolls around there will be more listings pop up and hopefully prices may come down.

Went from fixing driveways for $100 a pop to completely developing properties to build on.

If so can I take a sum of that money (say 25k) and get in in cash to use for quick pop up deals I find?

I’m wondering however if it would be worth it to get a home warranty for a year in case anything pops up that would have been caught in the inspection.

When they are nice and provide that pop/wow factor, it helps a lot and is not that costly.

My mother's water heater popped back around 11/21 and she brought in this company at the recommendation of her plumber to do the remediation.

@Bruce Woodruff yeah i would love to do a fha here but its tuff to get buyers to agree with it. im just trying to get as much real estate as possible with it. making sure each property allows a small cash flow to pay itself and not worry for anything. 11.5k avrg prop tax per year only goes up in NJ which i know a lot of sellers are selling just because of that. i narrow down a rental of out state to be NC,DALLAS,TAMPA lots of job growth and pop growth, 

I second the kitchenette idea. 5-6' ft of wall space for a small frig, microwave and sink adds a nice pop to the game space.
