Once you get some direction; contract a general "engineering" contractor in that area and explain the field situation and send him/her some pictures of what your field conditions are and explain what you are trying to accomplish.

Sounds cruel but thats the fact of the matter you shopping around for pennies in the overall picture.

To talk to the house owner that you could buy it for "x" amount (maybe go there and get pictures / check for damages) and tell them you'll reach back to them in a few days.

Putting aside the fact that the 80K property did not include interior pictures (which made me suspicious) any idea on why the price differences?

@Wes Blackwell Thank you for taking the time to comment and add some possible scenarios that provide a fuller picture to cattle ranches, pig farms, and closed mobile home parks. 

Seminars, youtube videos, and reading forums helps but rarely gives you the full picture all at once.
