@Matthew RolfI’m not doing a crash pad I’m house hacking a 5 bedroom house which I will live in here in a few weeks and rent the bedrooms on 1 year leases to pilots and flight attendants I’m personally friends with.

I would be more concerned with where the title to mobile home was - was it retire and put on the property or is it still personal propertyThere is nothing you can do to make it compliant, if the loan has been current for 12 months then you have ability to repay because they have consistent pay history

The person on title/name of the person on the mortgage can typically win if it is not done right. 

I told them they are nothing more than bank loan officers, whose job is to sit and wait for someone to come in, hand them an application, then walk it down the hall to the loan committee.

The new appraisal from the bank came in at 380k last October which matched the towns tax assessment. 

For example, turnkey is great for people who are busy working 9-5 and want to simply invest their money somewhere instead of it sitting in the bank.

That's how I personally invest nowadays.

Honestly, though I feel most banks and lenders want to have performing notes and if you look good on paper, then they probably won't give you much kick back if you qualify.I hope this helps and thank you for reading!
